For what should be a straight forward issue to resolve, for example how much has been used and therefore how much is owed, things can suddenly spiral off into endless tangents and fruitless correspondence.

More often than not, it’s not the staff at the utility provider at fault for this, but the system and bigger company-specific red tape. The main utilities are gas and electricity, but there are of course others such as water supply and drainage, phone and internet, and TV aerials and cables. Ask any good Property Manager about sorting the utilities out at a property and their shoulders will shrug in frustration.

The Daddy of Checklists for Risk Assessing Property Communal Areas

The first is just a glazing over of the eyes and attempt to by-pass the whole exercise, perceived to be another over-the-top case of health and safety bureaucracy.

The second goes the other way, and becomes obsessively over-interested in the whole process and loves the challenge of coming up with endless paperwork to fill up everyone’s inboxes.

The answer really lies in between these two extremes. The reality is that there are serious risks associated with properties, and having a sanity check in basic safety issues - and whether we like it or not, tick boxes that are there to be ticked - can literally save lives.
